Windows cleaned with water pure enough to dry on its own

Deionized water leaves nothing behind, so exterior glass dries clear with no spots and no squeegee lines. Inside gets the traditional treatment. Screens, tracks and sills either way.

Counting panes is the annoying part. Text us a photo of the front and we'll estimate from it.

The pole does the upper floors

Water runs through a filter that strips out every mineral in it, then up a carbon pole to a brush at the glass. Pure water dissolves dirt and then evaporates with nothing left to dry into a spot.

  • Four storeys from the ground. No ladder leaning on your gutters, no lift on the driveway, nobody standing on your roof edge.
  • No soap, no residue. Soap film is what attracts dust back onto glass. Deionised water leaves none, so the clean holds longer.
  • Frames and sills come with it. The brush cleans the frame and the seal at the same time, which a squeegee never touches.

What's included

A window cleaning is the whole opening, not just the pane. Skipping the tracks is why windows look dirty again a week later.

  • Exterior glass
  • Interior glass
  • Screens washed and dried
  • Sills wiped
  • Tracks vacuumed and cleaned
  • Frames
  • Sliding door panels
  • Storm windows
  • Skylights
  • Transoms and fanlights
  • Glass railings
  • Exterior doors

Ask about RainGlide Technology on the quote. It is the difference between clean glass and glass that stays clean.

What is RainGlide Technology?

Most people add windows onto a house wash, which is the cheapest they'll ever be — the truck and the water are already there.

Brush head, up close

What the brush is actually doing

The bristles agitate the frame and the glass while filtered water floods the surface. Everything loosened runs off with the rinse. Nothing gets wiped across the pane and nothing gets left behind to dry.

  • The frame gets cleaned too. Most of what streaks a window after a clean was sitting in the frame and the seal, waiting for the next rain to wash it down the glass.
  • No pressure at the seal. It's flowing water, not a jet. Older windows and failing glazing don't get forced open.
  • The rinse is the last step. Pure water sheets off and dries clear on its own, which is why there are no squeegee lines to look for.

RainGlide Technology: the part that lasts

Cleaning glass gets it clear today. A hydrophobic treatment is what keeps it clear after the next storm, and on a coastal house that is most of the value.

  • It bonds to the glass, not onto it. A professional silica-based treatment chemically bonds with the surface rather than sitting on top like a wax or a hardware-store spray, which is why it survives weather instead of washing off in a month.
  • Water beads and leaves. Rain sheets off carrying dirt with it instead of drying in place and leaving the mineral ring behind. Less spotting between cleans.
  • Salt and hard water have less to grip. The two things that ruin South Jersey glass are airborne salt and sprinkler overspray. Both bond far more easily to bare glass than to a treated surface.
  • The glass stays easier to clean. Next time round takes less agitation, which matters most on the panes nobody can reach without a pole.

What we deal with around here

Salt haze at the shore

Ocean-block glass fogs over within weeks. It's a mineral film, not dirt, and scrubbing harder doesn't remove it — pure water and the right technique does.

Hard water spots from sprinklers

Irrigation hitting the glass leaves calcium rings that etch in if they sit. Caught early they come off. Left for years they need a restoration pass, and we'll tell you honestly which one you're looking at.

Construction and renovation film

New builds and remodels leave mortar splatter, paint flecks and sticker adhesive. That's a separate scope from a regular clean and it's priced separately.

Screens nobody has ever washed

Screens hold more dirt than the glass does. Washing the glass behind a filthy screen is throwing money away.

St James Street, Center City

Storefronts and offices

Commercial glass is the first thing a customer sees and the easiest thing to let slide. We run it on a schedule so nobody has to remember.

  • Weekly, monthly or quarterly. Storefront glass usually wants monthly. Restaurants and anything on a busy pavement want more.
  • Booked around your trading hours. Before you unlock or after you close. Nobody arriving to spend money walks into a work site.
  • One invoice for the whole exterior. Glass, awnings, sidewalks, dumpster pads and the facade itself.

Salt, second-storey reach and the tracks nobody else touches. Those are the three things that keep coming up.

I couldn’t be happier with the service! From the initial quote to the finished job, everything was handled professionally and efficiently. Showed up right on time, was courteous and respectful of my property, and left every window streak-free and sparkling — even the tricky second-story ones I usually dread dealing with. Pricing was fair and transparent, with no surprise fees. I’ll definitely be booking again for regular maintenance. Five stars, no hesitation!

Why haven’t I done it sooner? No clue... literally having family parties all the time and whaddya know right after I get my windows cleaned and had a little fiesta going I had like 30+ compliments saying stuff “Did you just get new windows?!?” Called that young man Eric that came to my door back up and told him about my sisters house. Definitely recommend to anyone looking to get a little rejuvenation going on around their house :)

Stratus Cleaning was fantastic. Our windows were covered in salt & dirt & now they sparkle! They were able to reach windows all of the way to the 3rd floor. I would highly recommend Stratus.

Adam and the guys did a great job, windows look brand new. They made a suggestion for us to take our grids out and now our house looks and feels way better. Highly recommend

Clear glass before the salt sets in

Mineral film gets harder to remove the longer it sits, and past a point it etches. Quotes take about ten minutes.

Questions about window cleaning

Including where we work and what else we clean, since most people book two things at once.

How much does window cleaning cost?

It's priced per pane, adjusted for height, screens and whether you want the inside done. A small ranch is a different job from a shore house with a two-story window wall. You get a flat number before we book.

Do you do the inside too?

Yes, and most people should. Outside gets weather, inside gets cooking film, fingerprints and pet noses. Doing one and not the other means you still look through a dirty window — you just changed which side.

How high can you reach?

About four stories from the ground with the water-fed pole. Above that or where access is bad we'll tell you upfront rather than improvising on a ladder.

Why do my windows spot after rain?

Usually soap residue from a previous cleaning, or minerals from sprinkler water. Rain reactivates the film and dries it into spots. Pure water leaves nothing behind for rain to pick up.

What is RainGlide Technology and is it worth it?

It is a professional hydrophobic glass treatment applied after the clean. It bonds to the glass rather than sitting on it, so water beads and runs off instead of drying in place and leaving a mineral ring. On a coastal or sprinkler-exposed house it is the difference between glass that is clean today and glass that still looks clean in three months. Ask for it on the quote and we will tell you honestly whether your glass will benefit.

How often should windows be done?

Twice a year for most homes — spring and fall. Shore properties and anything with sprinklers hitting the glass want more. Storefronts usually monthly.

Can you get the hard water stains out?

Sometimes. Fresh mineral deposits come off. Stains that have sat for years etch into the glass and need a restoration treatment, which costs more and doesn't always fully work. We'll look before we promise anything.

Which towns do you cover for window cleaning?

We run glass across South Jersey and the shore, and commercial glass into Philadelphia. The residential towns break down like this.

Gloucester and Camden counties

  • Mullica Hill
  • Sewell
  • Mantua Township
  • Glassboro
  • Pitman
  • Woolwich Township
  • Swedesboro
  • Cherry Hill
  • Haddonfield
  • Collingswood

Cape May and Atlantic counties

  • Avalon
  • Stone Harbor
  • Sea Isle City
  • Ocean City
  • Margate
  • Ventnor
  • Longport
  • Brigantine

Somewhere else? Send the address. Glass jobs travel well because the setup is light, so our radius is a bit wider for these. Send the address and we'll confirm.

Can you clean anything besides the glass?

Yes, and windows are usually the cheapest thing on the invoice when they ride along with something bigger. The pump and the water are already on site.

Pairing windows with a house wash is the single most common booking we take.
